The Opportunity
Greatwater is expanding its leadership team and seeking a hard-charging, entrepreneurial Chief Financial Officer to oversee finance and accounting across its affiliated real estate platforms and serve as a strategic partner to the two co-founding members:
Greatwater Opportunity Capital – real estate development and private equity investment vehicles Detroit Living Management – vertically integrated property management Greatwater Homes – residential homebuilding
Greatwater owns and operates a diversified residential portfolio comprising 40 properties and approximately 2,700 apartment and townhome units, along with 22 acres of entitled land. To date, the company has built and sold its first 30 single-family homes and has plans underway to develop hundreds of additional homes.
With more than $300 million of capital invested, Greatwater is the largest owner of naturally occurring affordable housing in the City of Detroit and the largest residential property owner in Lansing, Michigan. Greatwater is also the largest homebuilder in the City of Detroit. The firm’s principals have been actively investing in and revitalizing Detroit’s neighborhoods since 2014.

Role Overview
The CFO is the single point of accountability for all accounting, finance, planning, analysis, and financial reporting across the Greatwater platform. This role exists so that senior leadership—particularly the partners—does not need to be involved in day-to-day accounting or financial mechanics.

This role reports directly to the Partners and works closely with asset management, operations, development, and property management leadership.
Key Responsibilities: Own all accounting and finance functions across Greatwater Opportunity Capital, Detroit Living Management, and Greatwater Homes, from day-to-day financial oversight and execution, to strategic planning. Lead financial planning, analysis, and reporting, ensuring monthly, quarterly, and annual financial packages are accurate, timely, decision-ready, and clearly tied to operational performance. Manage cash, liquidity, and capital strategies. Translate financial outcomes into operational action, helping teams understand which milestones, behaviors, and decisions drive results—and intervening early when performance deviates from plan. Oversee accounting operations and controls, including monthly and year-end close, audits, tax filings, balance sheet integrity, and management of a six-person accounting team responsible for AP, AR, GL entries, and reconciliations. Lead lender and capital partner relationships, supporting refinancings and recapitalizations, and driving financial strategy Operate as an independent, self-directed financial leader, proactively identifying risks and opportunities, challenging assumptions, and advising leadership on what needs to happen—not waiting for direction. xhqgsiq
Qualifications Bachelor’s degree in Accounting, Finance, or related field (CPA preferred but not required) Proven experience leading accounting and finance teams (5 years experience) Strong understanding of real estate financial statements and capital structures Exceptional organizational, communication, and time-management skills High integrity, resourcefulness, positive energy, attention to detail, and bias toward action
