We are seeking a highly skilled Senior Property Manager to oversee our portfolio of shopping centers and land holdings across Florida. This role is responsible for all aspects of day-to-day property management and reports directly to the Director of Operations. The ideal candidate will deliver exceptional service in alignment with JBL’s standards while ensuring operational excellence and tenant satisfaction.

Key Responsibilities
Property Management & Operations
Maintain properties in accordance with JBL’s standards and operational guidelines.
Source, negotiate, and manage vendor relationships to ensure quality and cost-effective services.
Oversee property-related construction and capital projects, ensuring compliance with contracts, budgets, and local regulations.
Monitor property and tenant insurance compliance and ensure timely payment of real estate taxes.
Take ownership of time-sensitive matters with accountability and precision.
Tenant Relations
Cultivate strong tenant relationships to drive satisfaction and retention.
Address tenant concerns promptly while maintaining a professional and service-oriented approach.
Financial Management
Prepare and manage annual budgets, financial forecasts, and CAM reconciliations.
Review, track, and process invoices, ensuring accurate coding to general ledgers and tenant billing.
Conduct monthly reviews of property operating statements and prepare variance analyses.
Monitor accounts receivable and initiate collection strategies for delinquent accounts.
Administrative & Strategic Support
Attend public hearings and engage with public officials as required.
Support senior management with ad hoc projects and strategic initiatives.
Expertise In
Property management of retail shopping centers and land holdings.
Vendor sourcing, contract negotiation, and relationship management.
Lease interpretation and administration of legal/contractual obligations.
Budgeting, financial reporting, CAM reconciliations, and variance analysis.
Tenant relations and retention strategies.
Construction oversight and compliance with regulatory standards.
Risk management, insurance monitoring, and tax compliance.
Qualifications
Minimum of 3+ years of property management experience.
Proficiency in Microsoft Office Suite (Word, Excel, Outlook, PowerPoint).
Experience with Rent Manager Property Management Software is a plus.
Strong ability to interpret leases, contracts, and legal documentation.
Entrepreneurial mindset with a drive to succeed in a dynamic environment.
Quick problem-solving skills with attention to detail in a fast-paced setting.
Excellent verbal and written communication skills.
Willingness to travel for site visits across the Florida portfolio.
