Position Summary
As a Maintenance Punch Technician at The Preston, you will play a dual role in maintaining the propertys exterior and ensuring vacant apartment homes are clean, functional, and ready for new residents. This role is essential to creating strong first impressions, supporting resident satisfaction, and upholding Axias commitment to quality and professionalism.

You will work closely with the maintenance and office teams to maintain curb appeal, assist with make-readies (punch lists), contribute to a safe, clean, and welcoming environment across the property, and perform other tasks as assigned by the Maintenance Supervisor or Community Manager.

Qualifications:
  • Prior experience in groundskeeping or general maintenance, preferably in multifamily housing or commercial properties
  • Ability to work outdoors in various weather conditions and lift up to 50 lbs
  • Self-motivated with strong attention to detail and a commitment to property cleanliness and safety
  • Basic knowledge of tools and maintenance procedures is a plus
  • Pool maintenance experience or certification is a bonus
  • Reliable transportation and the ability to work a flexible schedule as needed
  • Strong communication skills and a team-first attitude
Key Responsibilities

Punch / Make-Ready Support
  • Assist with the turnover of vacant units by completing minor repairs and touch-ups
  • Perform basic painting, patching, caulking, hardware adjustments, and fixture replacements
  • Install mini blinds, doorstops, switch plates, and other standard unit hardware
  • Replace air filters, test smoke detectors, and ensure unit cleanliness and readiness
  • Notify Maintenance Supervisor of major issues needing escalation during unit prep
Safety, Reporting & Team Collaboration
  • Immediately report maintenance needs, hazards, or unusual activity to the appropriate team member
  • Assist with inventory tracking and organization of tools, parts, and supplies
  • Support posting of resident notices as needed
  • Follow all Axia safety protocols, including OSHA standards and PPE use
  • Collaborate closely with the maintenance and leasing teams to ensure readiness for move-ins and tours
Qualifications
  • Prior experience in landscaping, janitorial, or apartment punch work preferred
  • Basic knowledge of maintenance tools and materials (e.g., paint, caulk, hand tools)
  • Ability to safely operate landscaping and light maintenance equipment
  • Strong attention to detail and pride in workmanship
  • Physically able to lift 50 lbs, bend, kneel, and work outdoors in varying weather conditions
  • Reliable, self-motivated, and able to work independently and with a team
