Maintenance Director

Maintains property within the assigned area of responsibility including: building(s), grounds, fence(s), parking area(s), furniture, appliances, heating and air conditioning, etc.
Maintains and repairs all service equipment, but not limited to: power equipment & tools, kitchen equipment & tools.
Performs and/or supervises landscaping functions including, but not limited to: mowing, weeding, fertilizing, watering, replanting, disposing, etc.
Tests, inspects, maintains and repairs community systems including, but not limited to: plumbing, electrical, fire system, resident tracking system, sprinkler system, door alarm system, HVAC system, hot water & circulation pumps, fire extinguishers, generators, elevators, etc. Ensures any related licenses are current.
Coordinates preventative repair and maintenance program in accordance with company guidelines and within departmental budget.
Ensures overall physical plant safety by applying accident prevention measures, equipment preservation measures and safe working practices.
Maintains complete instruction and warranty books on all community equipment.
Assists with vehicle maintenance and servicing.
Coordinates and provides on-call repair and maintenance as needed and resolves maintenance problems by completing work orders timely.
Assists with resident move-ins.
Functions as liaison to outside vendors and contractors. Establishes bid proposals as needed.
Follows though on aesthetic building improvements including, but not limited to touch-up painting, staining woodwork, carpet cleaning, drywall repair, unit renovation, and minor building repair.
Performs smoke detector and fire sprinkler system alarm inspections and tests in accordance with State requirements
Initiates and completes required documentation, training, and communications regarding compliance of fire drills and performs fire drills in accordance with State requirements.
Serves on safety committee.
Establishes standards and procedures for work of housekeeping staff.
Plans work schedules to ensure adequate service.
Assists in housekeeping duties as part of annual deep cleaning and apartment turnover or as otherwise needed.
Qualifications
HVAC preferred.
CPR/First Aid certified a plus.
State required certifications, training and continuing education.
Valid driver’s license.
Basic knowledge of Electricity, Electronic Controls, Air Conditioning, Home Appliances, Sprinkler System.
Basic knowledge of plumbing, painting, construction, carpentry, grounds maintenance.
Basic knowledge of and compliance with OSHA regulations.
Must be able to support the community during severe weather conditions and other emergency situations.
Must be able to lift and use heavy tools and/or machinery and supplies.
