Bollinger Crest has an immediate opening for a motivated and experienced Assistant Community Manager to assist in leading our team at our apartment community in San Roman, CA. As an ACM, you will serve as an invaluable member of our team by striving to build a rewarding and positive experience for our employees, clients, and residents. The ACM is responsible for all aspects of the professional operation of the apartment community which includes assisting in the day-to-day implementation of policies, procedures, and programs to ensure a well-managed and well-maintained community. Successful candidates will have at least one (1) year of experience in the management of a large apartment complex, and will hit the ground running with a good understanding of the residential and maintenance needs of an apartment community.

Job Responsibilities:
As a full-time ACM, you assist and help oversee every aspect of the daily operations Bollinger Crest apartment community. You will be the face of the community to residents, prospective residents, and vendors, allowing you to utilize and sharpen your already strong professional management and customer service skills. In partnership with the Apartment Manager, District and/or Maintenance Supervisor, you will operate every aspect of the community and build an amazing community culture.
Candidates must be reliable, personable, and motivated to succeed. The Assistant Community Manager is a self-driven team player who is dependable and who always provides exceptional customer service to residents and fellow employees. The ACM has strong problem-solving skills with the ability to independently address issues, resolve disputes, and make decisions using good judgment. The ACM has the ability to read and interpret rental agreements, government regulations, and budgets, as well as the ability to prepare effective business correspondence and to effectively communicate.
While the typical schedule for this full-time position is 40 hours per week, additional hours may be available and/or necessary on holidays and during evening and/or weekends, according to the needs of the business.
Business travel requirements are of a local nature (within 100 miles) up to 15% of the time. Employees are reimbursed for the approved use of their personal automobile on official business.
Essential Duties/Responsibilities:
While other duties may be added, the Essential Duties and Responsibilities of the position include:
- Marketing and leasing of the units in the community.
- Managing unit vacancies.
- Reviewing applications for prospective residents applying established criteria for resident qualification.
- Process credit and background checks for prospective residents.
- Sales tours for prospective residents.
- Preparing lease paperwork for new residents.
- Conduct move-in orientation with new residents.
- Collect and record rents; make deposits.
- Holding residents accountable for timely rent payments and paperwork compliance.
- Following up on delinquent rental payments.
- Preparation of notices to residents.
- Communication and enforcement of all community procedures and polices to residents.
- Response to after-hours emergency situations at the community.
- Interacting regularly with third-party vendors/contractors.
- Investigating resident complaints and/or service requests.
- Partnering with Maintenance Technician, contractors, and vendors (as appropriate) in the scheduling and completion of unit turns to ensure units are rent ready.
- Performance of daily walk throughs to maximize curb appeal and overall community appearance.
- Coordinating and/or performance of monthly, quarterly, and annual inspections, as required.
- Oversee the use and maintenance of the common areas, including the clubhouse, pool, fitness center, and the like.
- Exhibit effective, strong professional partnership with co-workers while maintaining professional standards of conduct at all times.
