Building Information: The Row Fulton Market Responsibilities and Essential Functions Include: Assist with oversight of day-to-day building operations Establish best practices and systems for office operations, policy and procedures Engage third-party vendors and suppliers for appropriate services Assist with all aspects of move-ins for new residents, including future follow-up to ensure positive acclimation to the building Ensure efficient and courteous response to all resident requests, inquiries and concerns Assist in the development and implementation of resident relation activities and events Prepare and process appropriate written communications, i.e., memos, letters, insurance incident reports, etc. Maintain accurate files for all site administration, including: lease files, operational procedure files, work-order files, etc. Collect and post all resident rent payments and manage accounts receivables Coordinate the filing of legal proceedings in accordance with local ordinances Special projects and tasks as assigned. Interview and process applications for new move-ins and lease-ups according to affordable program guidelines. Process certifications (including initial, interim, and annual); calculate retroactive rent while conforming to all applicable guidelines. Collect necessary documentation from current or prospective residents, and process verifications. Maintain accurate wait and transfer lists; review applicant files to determine eligibility. Facilitate renewal and recertification process for all residents. Apply correct rents for annual and interim recertification; adjust to remain compliant. Participate in marketing, leasing, and resident move-in experiences, including partnering with maintenance to ensure unit turn for move in. Prepare all required agency reporting to standard. Maintain leasing and marketing reports as needed. Support site and office operations as assigned by manager. Special projects and tasks as assigned. Compensation: $25.00 - $30.00 + Annual Performance Based Discretionary Bonus Schedule: Tuesday - Saturday Qualifications 3+ years of operations, customer service, and/or property management experience. 2+ years of relevant affordable experience. Experience with HUD Section 8, LIHTC, and/or other affordable housing programs preferred. Property management or hospitality experience highly preferred, but not required COS/TCS/BOS credentials, or attainment within six months of hire; training is provided. Excellent communication, interpersonal, customer service and organizational skills.
