Apartment Maintenance Supervisor-Los Angeles area


Job Summary:
The Apartment Maintenance Supervisor will lead and oversee the maintenance operations of our apartment communities, ensuring that the properties are well-maintained, safe, and a pleasant environment for residents. This role requires a hands-on leader with strong technical skills and the ability to manage a team of maintenance technicians.

Key Responsibilities:

Supervision and Leadership
- Oversee and manage the daily operations of the maintenance team, including scheduling, training, and performance evaluations.
- Foster a positive and collaborative work environment that encourages team development and high performance.

Maintenance and Repairs:
- Conduct regular inspections of the property and grounds to identify maintenance needs and ensure compliance with safety standards.
- Schedule and prioritize maintenance tasks, including plumbing, electrical, HVAC, and general repairs.
- Respond promptly to emergency maintenance requests and coordinate repairs as needed.

Team Management:
- Assign work orders to maintenance staff and ensure timely completion of tasks according to established guidelines.
- Provide on-the-job training and mentoring to ensure staff maintain high-quality work standards.

Vendor Management:
- Coordinate with external vendors and contractors for specialized repairs and maintenance projects as necessary.
- Monitor and evaluate vendor performance and ensure compliance with contracts and service agreements.

Documentation and Reporting:
- Maintain accurate records of maintenance requests, work orders, and property inspections.
- Prepare reports on maintenance activities, budget recommendations, and inventory management.

Resident Relations:
- Communicate effectively with residents regarding maintenance issues and service requests.
- Promote a customer-service-oriented approach and ensure resident satisfaction with maintenance services.

Qualifications:

  • High school diploma or equivalent is required.
  • At least three years of experience in the property management industry or directly related field.
  • Possess general maintenance and carpentry skills.
  • Proficient knowledge of electrical, plumbing, and appliance repair with hands on experience.
  • Professional verbal and written communication skills
  • Available to be on-call and responsive to after hours emergencies
  • Ability to work a flexible schedule to include weekends, evenings and holidays.
