About the Job:
The Escrow Specialist will work under the direct guidance of the Vice President, Retail Lending, and is responsible for performing the daily escrow functions (real estate taxes, homeowner's/flood insurance and PMI).
The hiring range for this position is $20.00 to $26.00 hourly.
This position is Full Time, 40 hours weekly.
Essential Duties and Responsibilities (Other Duties May be Assigned):
Coordinates and ensures timely payment of real estate tax bills on Residential loans. Monitors and performs follow-up on delinquent real estate taxes securing escrowed and non-escrowed loans, and capitalizes unpaid taxes as needed. Sends delinquent real estate tax letters to customers on non-escrowed accounts. Processes Tax Service Claims on erroneous information for reimbursement.
Reviews the weekly file sent to LERETA and maintains property information on the third party Real Estate Tax System website for new, closed and rewritten loans. Enters the third party Contract number on each new loan in the core system.
Answers customer questions pertaining to escrow accounts. Also acts as primary point of contact for customers regarding Insurances or escrow-related issues.
Maintains PMI insurances; process payment of premiums by check, ACH or wire. Responsible for monthly monitoring and cancellation of private mortgage insurance (PMI) in accordance with federal guidelines. Responsible for sending required letters to customers for multiple types of accounts with PMI. Responsible for verifying value as needed. Reconciles all PMI-related general ledger accounts on a monthly basis as required. Responsible for scheduling and overseeing annual PMI disclosure mailing as required by federal guidelines.
Coordinates and communicates with third party insurance tracking vendor on all issues regarding tracking and force-placement of homeowner’s and/or flood insurance on the Residential Loan portfolio. Ensures that premiums are disbursed and paid to insurance agencies on a timely basis for all escrowed homeowner’s and flood insurance premiums. Reconciles all related general ledger accounts as required.
Coordinates and ensures timely payment of all insurances (, Secure 12, FHA Insurance, Essent Guaranty Insurance, MGIC Insurance, Genworth Insurance, RMIC Insurance, Mass Housing, and USDA). Responsible for cancellation, transfer and set up of information on new and existing insurance.
Coordinates and performs processing of Annual Escrow Analysis and any interim analysis as required by federal regulations.
Performs the monthly reconciliation of the Tax Service GL. Updates Escrow Policy and Procedures. Coordinates the posting of Interest on Escrow annually to escrow accounts.
Review reports with the appropriate staff in order to routinely check accuracy of various aspects of escrow processing. Prepares and reviews various reports (relating to Escrow Exceptions, Interest on Escrow, Non-Escrow Delinquent Taxes, Negative Escrow Balances, RIM Remittance Errors, Escrow Disbursements Coming Due, Failed Escrow Disbursements, Escrow Analysis Coming Due, Escrow Surplus, Escrow Disclosure Notice, Third Party Remittance) to monitor escrow accounts. Works with vendors, attorneys, town government and other financial institutions to resolve escrow-related issues.
Assists in servicing Construction Loans including ordering inspections, reviewing inspection results, requesting construction disbursements, setting up new loan is the Construct Portal, answering customer questions and performing registry searches.
Assists with several Commercial Servicing Functions including account maintenance, participation loan payments and funds transfers.
Decides on endorsement of insurance loss checks or places funds in savings account until property/collateral has been inspected in accordance with Bank policies/procedures.
Processes payoff quotes and loan payoffs as needed.

Knowledge and Skills
It is required that the employee in this position can work independently, interpreting ideas and facts, while also analyzing and interpreting federal and state laws and/or regulations. This employee should have strong customer service and written communication skills. Employees with exceptional verbal and numerical aptitudes are preferred. Must also be capable of meeting tight deadlines while delivering a high-quality end product.
This position requires intermediate knowledge of Microsoft Office Suite items, including Outlook Excel and Word. Strong knowledge of the Finastra core platform and OnBase is preferred.
Education and Work Experience
A High School diploma or equivalent is required; an Associate’s degree is preferred. A minimum of one year of retail lending experience is required.
Working Conditions/Physical Requirements
This position is in an office environment, which means the physical surroundings are generally pleasant and comfortable with minimal exposure to injury or other hazards, with a moderate level of noise. Prolonged periods of sitting and looking at a computer screen with freedom of movement on a regular basis is expected. Minimal physical effort is required but could include: repetitive motion of wrists and fingers; talking and hearing; and handling of light materials and supplies.
