The Retail Assistant Project Manager will be responsible for construction execution, tenant communication and oversight of Tenant Improvements (TI) and Tenant Allowances (TA) for all new/existing tenants. This role, reporting to the Retail Construction Project Manager, will act as the primary liaison between L+M Development Partners and the tenant from the point of lease execution, up until the time the space is delivered, the time final documents are received, or when the final TIA payment is made.
Responsibilities Will Include:
Prepare/obtain all requested construction budgets/pricing
Support leasing team during lease negotiations related to construction costs/issues
Track all deals for lease execution
Obtain tenant contact information from leasing team
Collect all required insurance documentation from tenant/tenant's contractors
Develop landlord's scope of work, competitively bid and contract for all required work
Manage all outside GC's or direct landlord's GC for all required improvements
Review and approve tenant construction drawings
Track the permitting and bidding process by each tenant
Oversee all tenant work for compliance with code, protection of base building systems, safety
Monitor critical milestone dates to ensure timely completion of work
Coordinate the close out of all open permits/inspections
Inform leasing team upon the completion or work to facilitate rent commencement letter
Process TIA payments
Coordinate the transfer of utility accounts for tenants with property management
Job Qualifications: Excellent writing skills and attention to detail
Excellent organizational and project management skills
Proficiency in Microsoft Office (Word, Excel, Outlook)
Ability to appropriately interface with executive management/leasing team
Must be adaptable to constantly changing schedules
Outgoing personality with good communication skills
Excellent time management a must
"Team Player" perspective in the workplace
Requirements Bachelor's degree preferred in engineering, architecture or construction management or equivalent, relevant experience
15 years of directly relevant experience in commercial real estate, ideally retail
Prior experience with document review, inclusive of certificates of insurance, contractor indemnity and lien releases
Ability to read and understand construction drawings
Retail real estate construction experience strongly preferred
Additional Knowledge, Skills, and Abilities: MS Word and Excel are required.
AutoCAD is recommended
