The successful candidate will collaborate with the Fulcrum team to lead the story telling of the region's only urban riverfront community in the Sacramento Region.
The Marketing Manager is a strategic, creative, and hands-on leader responsible for driving all aspects of marketing, leasing, branding, design, digital presence, and communications across Fulcrum Property's portfolio. This role requires a highly motivated individual with deep expertise in multifamily marketing, a passion for innovation through technology and AI, and a commitment to elevating tenant experiences.
REQUIREMENTS
5-10 years of multifamily marketing experience (lease-up experience preferred) Proficient in the development of marketing programs to enhance property performance, drive traffic to the property, retain residents, and maintain strong occupancy. Proven ability to manage multiple projects and cross-functional teams. Strong skills in communication, organization, and strategic thinking. Proficiency in Microsoft Office, Adobe Creative Suite, Yardi, RentCafe, and CRM tools.
DUTIES AND RESPONSIBILITIES
_ Multifamily Properties (Currently 11 Properties / 1,028 Units) _
Strategic Marketing & Brand Management
Develop and implement comprehensive marketing strategies across the multifamily real estate portfolio and increase brand awareness. Define and deploy innovative AI and digital tools to increase marketing efficiency. Create and manage annual budgets, vendor contracts, and ad placements. Conduct monthly performance check-ins with Operations to align goals and property performance through strategic marketing interventions to drive a minimum 92% leased rate. Establish benchmarks and continuously analyze and refine marketing tactics. Maintain consistent brand identity and messaging across all platforms.
Digital Marketing & Web Presence
Manage community-specific websites, digital assets, newsletter and communications, event calendars and collateral materials. Lead content development, SEO/SEM optimization, analytics tracking, and website updates. Oversee CRM platforms, social media content, digital campaigns, ILS listings and reporting. Ensure all platforms are regularly updated and aligned with community engagement goals. Monitor and optimize digital ROI through tools such as Google Analytics.
Social Media Strategy
Design, manage and execute relevant and tailored social media campaigns for each property. Supervise all aspects and interactions to ensure positive customer experiences. Leverage AI to enhance content creation and audience engagement. Build influencer partnerships and stay current with evolving social trends. Monitor KPIs such as engagement, reach, reputation, and conversion rates.
Community Engagement & Events
Plan and execute events to foster resident engagement and community identity. Activate common spaces with programming such as workshops, classes, and social gatherings. Promote events through digital and onsite channels and track participation and impact.
Pre-Development Marketing
Develop brand identity, naming conventions, and creative briefs for new developments. Collaborate on interior design alignment with brand vision. Build pre-leasing communication plans and marketing strategies.
_ Corporate Marketing & PR _
Manage Fulcrum's branding (Corporate, Properties, and Community) across digital, print, and experiential touchpoints. _Develop brand strategies, promote brand growth and expansion, implement brand plans, and use a variety of data to drive volume and profitability._ _Protect the brand, brand story, and messaging, ensuring consistent verbal and visual identity used across the organization._ _Develop and implement brand guidelines company wide and work closely with team to ensure guidelines are followed._ _Ensure brand consistency in copy through tone, voice and terminology._ Maintain marketing materials, pitch decks, and branded templates. Represent the company in press and media; lead PR efforts for new projects. Identify and pursue opportunities for brand exposure, sponsorships, and executive visibility. Manage vendor relationships to ensure service quality and cost-effectiveness. Identify core values, organizational ethos, and company mission statement. Identify opportunities for engagement with the community and seek opportunities for executives to be highlighted throughout the region and industry. Oversee Fulcrum experience with clients and partners, set expectations for team on how to deliver excellent client service with every interaction, every time.
Commercial Property Marketing
Provide marketing consultation and support for commercial tenants as needed. Collaboration with property brokers on marketing and leasing materials.
LEADERSHIP AND MANAGEMENT
As a member of the team, the Marketing Manager is expected to represent the Fulcrum brand. This role is an extension of the company ethos and very much the public facing member of the team. This role is expected to be active in the community, networking, and cultivating relationships industry wide as well as across sectors. The right candidate for this role is a highly motivated person who will work in close collaboration with the property teams and senior management to successfully execute all marketing activities across the portfolio of assets
