Job Overview
We are seeking a highly capable Construction Project Manager to lead the project from design through completion.
This is a hands-on, office-based position responsible for managing timelines, coordinating contractors and vendors, and critically analyzing bids to ensure the project is completed on time, within budget, and to the highest quality standards.
The ideal candidate will bring both field experience and strong analytical skills, particularly in comparing contractor proposals and negotiating contracts. This role also includes the opportunity to manage future construction and maintenance projects across an existing portfolio of properties and operational businesses.
Key Responsibilities:
Bid Analysis & Procurement:
Solicit, receive, and analyze bids from subcontractors and vendors across all trades
Perform detailed "apples-to-apples" comparisons to ensure complete scope coverage
Identify discrepancies, scope gaps, or risks in contractor submissions
Conduct cost analysis and value engineering to align bids with project goals and budgets
Negotiate favorable terms, pricing, and contracts with selected vendors
Prepare and present bid comparison reports and contractor recommendations to leadership
Project Management & Oversight:
Lead the full buildout process from architectural design through construction closeout
Coordinate with contractors and trades including HVAC, plumbing, roofing, electrical, and general contracting
Serve as liaison between ownership and all consultants, including architects, engineers, and designers
Manage project schedules, budgets, deliverables, and timelines
Oversee filing, permitting, and inspections with the NYC Department of Buildings (DOB) and other regulatory agencies
Ensure compliance with NYC building codes and cannabis industry regulations
Track progress, manage documentation, and provide regular updates to leadership
Support additional projects across other properties, including building maintenance and construction
Qualifications:
3-5 years of experience in construction or project management (retail, hospitality, or cannabis preferred)
Demonstrated success in bid analysis, contractor negotiations, and value engineering
Strong working knowledge of building systems (HVAC, plumbing, electrical, roofing, etc.)
Familiarity with NYC DOB processes, permitting, and compliance
Bachelor's degree in Construction Management, Civil Engineering, Architecture, or a related field preferred
Excellent analytical and mathematical skills - must be confident comparing complex quotes and financial data
Proficiency in project management tools (e.g., Asana, Trello, MS Project, ) and Microsoft Office, especially Excel
Outstanding communication and organizational skills
