Job description: Coordinate and oversee general contractor performance to ensure project delivery in line with objectives and commitments. Assist with project design by participating in design and client meetings, documenting decisions, and tracking action items. Manage permitting processes, ensuring timely approvals aligned with project schedules. Monitor and evaluate project budgets, forecasts, requisitions, pay applications, change orders, and disbursements. Oversee architects, consultants, and contractors during pre-construction and construction phases. Ensure OSHA compliance and site safety requirements are met. Prepare, update, and evaluate development and construction schedules. Lead contractor procurement processes, including RFQs/RFPs, scope reviews, and contract negotiations. Maintain project records, logs, reporting, and financial updates. Manage construction commissioning, transition to operations, and delivery of close-out documentation. Provide due diligence, entitlement, design, and construction management support for new business pursuits. Qualifications: Bachelors degree in Construction Management, Architecture, or Civil Engineering. 710 years construction management experience, including estimating, budgeting, scheduling, and contracting. Demonstrated success on multiple $100M+ multifamily podium or wrap projects (Type III or Type V). Strong knowledge of procurement, permitting, planning, and vertical construction processes. LEED AP accreditation or experience with LEED-certified projects strongly preferred. Proficiency in MS Excel, Word, MS Project; experience with Yardi Elevate and SmartPM a plus. Excellent communication, team-building, and client-relations skills. Ability to manage multiple priorities while meeting deadlines in fast-paced environments.
