Main Purpose of Job
The Are Supervisor is the first level supervisor and leader for a group of Building Construction Engineers (Construction Managers or CM's) and is responsible for on time completion and quality construction for assigned construction projects within the assigned region. The Area Supervisor provides assistance to the Regional Manager to complete assigned tasks and serves as Acting Regional Manager in Manager's absence and as backup to Construction Managers during their absences.
POSITION DUTIES
Duties to include but not limited to:
Record Keeping
•Periodically checks project files. Ensures files are complete, following standard format, and are up to date.
•Ensures all significant project related actions are documented and filed, including meetings, telephone and in person conversations.
•Ensures each Change Order has a separate file to include RFP, contractor's proposal, CO forms, record of any negotiations and all pertinent correspondence.
•Maintains a Balance Sheet tracking credits/debits for original contracts as well as original duration/time extensions.
•Updates MS-22's as necessary. Approves timesheets, and reviews/approves leave requests.
Contract Administration
•Organizes and runs the following events: preconstruction conference, progress meetings, change order negotiations, site inspections, work list inspections, substantial completion inspections, punch list follow-up meetings, and other required meetings.
•Reviews and approves: project schedule, construction status report updates, proposed change orders, requisitions/invoices, contractor A-E performance evaluations.
Construction Management
•Ensures all letters of notification are sent to the appropriate parties, and planning, develop and execution meetings.
•Ensures Using Agency is aware a project is about to start and makes sure that the contractor/s will have full access to jobsite(s).
•Resolves jobsite and design issues that the construction manager can not resolve.
•Ensures work performed is in accordance with plans and specs.
•Completes Change Order negotiations.
•Completes Change Order review for accuracy and execution.
•Processes final requisitions.
•Schedules 6, 12 and 23 month warranty inspections.
•Reviews warranty inspection reports.
MINIMUM QUALIFICATIONS
Education: Graduation from an accredited high school or possession of a high school equivalency certificate.
Experience: Six years of administrative staff or professional work.
Notes:
1. Candidates may substitute 30 credit hours from an accredited college or university for each year up to four years of the required experience.
2. Candidates may substitute the possession of a Bachelor's degree from an accredited college or university and two years of experience in administrative staff or professional work for the required experience.
3. Candidates may substitute the possession of a Master's degree from an accredited college or university for five years of the required experience.
4. Candidates may substitute U.S. Armed Forces military service experience as a commissioned officer involving staff work related to the administration of rules, regulations, policy, procedures and processes, or overseeing or coordinating unit operations or functioning as a staff assistant to a higher ranking commissioned officer on a year-for-year basis for the required experience.
DESIRED OR PREFERRED QUALIFICATIONS
Strong preference will be given to applicants who possess the following preferred qualification(s). Include clear and specific information on your application regarding all qualifications.
•Experience with Microsoft Office ( Word, Excel, etc.).
•Experience with Project Management Software.

LICENSES, REGISTRATIONS AND CERTIFICATIONS
Employees in this classification may be assigned duties which require the operation of a motor vehicle. Employees assigned such duties will be required to possess a motor vehicle operator's license valid in the State of Maryland.
